These goons are the hired paperwork boys for Sentry property management (oh boy, just look them up on BBB, Trust Pilot, Florida DBPR- total con artists.)
Nicoloff just filed to impose a lien and to foreclose on my condo over a $2900 alleged (but untrue) “debt” that they and Sentrt will not provide any documentation or explanation as to why I owe it. My condo building changed property managers in 2024 from CMG to Sentry. Shortly after I received a monthly statement that showed I owed about $2000 due to a “previously accumulated balance”. There was no detail or documentation as to what this debt referred to. I autopay my HOA fees and sent proof of every months payment to Nikoloff to request this inaccurate bill be removed. These guys didn’t even respond or provide any explanation of this bill (again look up Nikoloffs clients- they have a long track record of doing this and this lawyer backs them by intimidating homeowners with liens and foreclosures to force them to pay money they don’t even owe).
I sent Nikoloff emails asking for the full documentation of all my financial records and the HOAs billing and documentation, which Florida law REQUIRES that they provide me: specifically Fla. Stat. 720.303(4)(a)10) requires homeowners’ associations to maintain accurate, itemized, and detailed financial records, including an individual member account identifying the due date and amount of each assessment or charge, payments received, and balance due. Additionally, it is a statutory requirement under Fla. Stat. 720.303.5 that once a homeowner requests any/all financial records to the homeowner’s association, said records MUST be provided to the homeowner within 10 business days. As stated, I made this request repeatedly, in writing, to Sentry Management in February 2026, May 2026, and by certified mail in June 2026. I also sent it to Nikoloff in July 2026 by email.
To date, I have not received any of the requested records. Yet again, this behavior by Nikoloff is an unacceptable business practice as they are using intimidation and the legal process to support their clients who are in clear violation of Florida law.
I am posting this so others are aware and hopefully contact me so we can file a class action against them to stop this from occurring to others.
