My experience involving Blalock Walters, P.A. (including Daniel VanEtten and Charles Johnson) in connection with an escrow-related matter raised serious and ongoing concerns. Over an extended period, I made multiple requests for a basic escrow accounting and supporting documentation. Despite these repeated requests, a complete and transparent accounting was never provided. As of today, that escrow accounting is still outstanding. There was also a prolonged period where little to no visible progress appeared to take place. Subsequently, within a relatively short timeframe, legal fees increased significantly—while the fundamental issue of providing basic escrow transparency remained unresolved. As a party to the transaction—but not a client of the firm—I found it particularly concerning that fees escalated without any clear visibility into what work was being performed, how those fees were calculated, or how they related to the escrow funds in question. I also received written communication indicating that if the matter was not resolved under certain terms, legal fees would continue to increase. From my perspective, this created substantial pressure to proceed without having received the most basic and essential documentation. It is also worth noting that Daniel VanEtten presents experience in real estate escrow matters. However, in this situation, a fundamental and straightforward item—providing a clear escrow accounting—remains unfulfilled despite repeated requests. At one point, I was informed that Charles Johnson, Head of Litigation, would be involved in supervising the matter. However, based on my experience, that level of oversight was not reflected in the resolution of the core issues. Overall, this experience raised serious concerns for me regarding transparency, responsiveness, and the handling of an escrow-related matter where basic documentation should be standard. Given the circumstances, I am currently evaluating appropriate avenues for further review. In any escrow situation, clear accounting and documentation are not optional—they are essential. Unfortunately, that standard was not met in my experience. I would strongly encourage anyone involved in similar matters to insist on full transparency, detailed accounting, and clear communication from the outset.
