As a residential real estate buyer, we had a difficult anomaly which required careful consideration of Iowa Code Chapter 558a. Specifically, the timeliness of the seller's amendment of their Residential Property Seller Disclosure Statement after a skylight/roofing issue which was presented after both parties signed the initial Purchase Agreement. As a result of Dan's research of applicable Iowa Code, we determined the seller's Agent did not inform our Agent of potential roof issues as required by Iowa Code Chapter 558a. As a result of Dan's research and counsel, we made a viable argument for complete and total Cancelation of Purchase Agreement. I won't expound on specific details of the argument we presented to the seller's Agent based on Dan's counsel but, suffice to say, we did close on purchase of intended real estate with very favorable outcome. I'm giving Dan my "five out of five" recommendation based on my experience.

Gentleman I spoke to jumped to conclusions about my situation and gave poor advice right off the bat.. then when I advised him further got frustrated with me because I wanted to be clear about the law.
